The August numbers tell a story of a market catching its summer breath. New listings and closed sales both eased from July, but homes are still moving quickly — the average time on market dropped to 59 days, and the time from listing to contract fell 7.2% versus last year. Prices are holding steady year-over-year, with the median at $436,456. For buyers, tighter inventory means competition is picking up again heading into fall. For sellers, well-prepared and well-priced homes are still going under contract in about two months.
The median home price for August was $436,456, up 0.3% from August 2025 — essentially flat year-over-year. The average sales price came in at $558,396, up 0.7% YoY.
Overall sales came in at 1,929, down 9.99% from July's 2,143 — a seasonal cool-down. Compared to August 2025 (1,939), sales are essentially flat (-0.5% YoY).
Inventory dropped to 8,371, down 2.99% from July's 8,629. Fewer active listings mean buyers see less choice heading into fall.
Homes are averaging 59 days on market, down from 60 a year ago. Average days to contract fell more sharply to 68 (down 7.2% YoY), meaning well-priced homes are moving faster.
New listings came in at 2,546, down 7.35% from July but up 2.1% versus August 2025. Slightly more sellers testing the market than a year ago, but the summer slowdown is real.
10 short sales & foreclosures closed in August — up 400% from just 2 in August 2025. Still a tiny slice of the market (~0.5% of sales), but worth watching.

The $300k–$500k range is the most active segment (50% of all August sales) and the strongest for sellers — homes sell for 98.8% of list on average and move in 57 days. The $750k–$1M tier is actually the fastest-moving (51 days), while the $1M+ luxury tier sees the biggest discount off list ($100K+ on average).
